House Rules

Check-in time is 3:00 p.m.

Check-out time is 10:00 a.m.

Guests wish early check-in or late check-out must ask in advance of arriving.  We are only able to accommodate if the property is vacant the day before or after your stay as we need all the time to clean and prepare for the next guest during same-day check arrivals. 

We pride ourselves on presenting a beautiful, high-end cottage experience for our guests.  Please respect this and take care of this beautiful space so that others can enjoy it too.  This means being respectful and mindful as you use items and move around the house.  Please don't move or modify items as they can break and damage easily.  If something doesn't seem to work the way you think it should, please call us for property instructions on how to use it before breaking it.

No smoking or vaping permitted inside buildings or within 10 feet of any building at any time.

Capacity is 12 guests (including children) unless written permission is given, in advance of check-in.

Maximum of 2 pets are allowed (dogs and cats only)

The house and property will be presented to guests clean with all items in working order and with no damaged to the house or to any of the furniture or other items or equipment inside or outside of the house. Should there be any damage to the house or furnishings or other items or equipment, upon arrival, it is the guests responsibility to report this immediately and prior to moving in, so that any issues can be rectified as well as documented. Upon departure, it is expected that all fixtures and household items, inside and out are left and in working order, the way they were found, and there is no damage to the house or items, inside or out. Guests agree that any repairs to the house or to any of the items inside or out will be paid for in full by the guests, including future loss of business caused.

The house will also be supplied with dishes, appliances, bedding and linins, which shall be left in the house at all times and upon departure. 

Any items other than toilet paper, water and human waste (#1 and #2) can and will clog our septic system.  Guests must make sure that no put any other items down any of the sinks, tubs or toilets.  Even items advertised as "flushable" will clog the septic system.  Guests are responsible for plumbing charges that result from items incorrectly being sent into the system.

Please pickup your own garbage.  Full bags can be stored in designated closets.  Replace bags in garbage cans when they are full.  Garbage cannot be left outside over night.  If you run out of garbage bags, please ask us for more.  The township does not permit green or black bags at their landfill site.

Guests are responsible for damage to the house or items caused by their pets. Guests must clean-up any mess made by their pets. Dogs must do "their business" outside.  

No additional visitors allowed on the property and any time.

Waterfront and water crafts are unsupervised, guests need to supervise children and non-swimmers themselves.  Return all water toys to their proper location each night.  The deep water swimming dock is anchored in approximately 10 feet of water, please do not attempt to move it and watch for the attaching ropes.  Despite the deep water, be mindful that you use the dock at your risk.  Guests should inspect the area before using.

For winter guests, while the lake does freeze over at times, parts always remain open and venturing out on the frozen lake is at your own risk.

No parties or loud events are permitted at any time. 

Guests must follow local bylaws, in particular regarding noise levels and fire restrictions. See Armour Township web site for more information.  Guests are responsible for fines or penalties due to bylaw infractions that they cause.

Please note that we expect all guests to follow these rules at all time.  It is the responsibility of the primary renter on the booking to ensure that all guests are in compliance and are responsible, personally for all financial items.

Golf Carts

We provide golf carts for you to use during your stay at no extra charge. We regularly maintain the carts and regularly maintain the trails on the property, but it is important that you understand that there are risks associated with using any motorized vehicles. 

Guests are responsible for damage to the carts and personal injury caused, please drive carefully. Please inspect the carts before operating them each time to make sure they are in proper working order and report any issues immediately. Do not operate a cart that you suspect has issues. Do not try to repair a cart yourself, instead report any issues immediately. Do not drive carts off the property or off the trails and do not allow children to operate carts. 

Your liability for damages to a cart can be up to the full placement cost of the cart, which is $15,000. If you are not comfortable taking full responsibility for damage to the carts or for personal injury, please do not use the carts. Your use of the carts constitutes your assumption of responsibility.

Fishing Boat

We supply a fishing boat for you using while a guest with us with the conditions listed below.   Your use of the boat implies your acceptance of the rules and your complete responsibility.  If you do not wish to take on these responsibilities, please do not use the boat.

- We are not responsible for any person injury that may occur to you or any of your guests and take no responsibility for injury or death that may occur.

- You are responsible for any damage to the boat or the motor.  Please inspect the boat before taking possession of it to ensue that everything is working and report any issues right away.  Damages can occur from mis-use of the boat, or running into rocks or the lake bottom.  Ensure that you are careful of shallow areas as there are many on our lake.  Your liability for damages to the boat can be up to the full cost of a replacement boat, which is $5,000.00

- The driver must hold a valid Ontario boaters license and carry their license with them while on the boat

- No more than three riders on the boat at any time.  All Ontario boating rules must be following including no alcohol on the boat at any time and all safety equipment, including life jackets for all passengers must be on board.

- No boating after dark.

- You must obtain your own fishing license and follow local fishing regulations should you wish to fish on the lake.

If you wish to use the fishing boat, please notify us in advance.  We will arrange a time to meet with you to bring you the boat and give you a brief tutorial on how to use it.

When not using the boat, make sure that it is securely fastened to the dock, the motor is lifted and turned off.
